Earlier this month, the Summer Olympics had me riveted. I couldnโt get enough of swimming, diving, track and field and my personal favorite: gymnastics. ๐คธโโ๏ธHaving competed from the age of 5 through college, I appreciate the athletic prowess and grace on display from the worldโs top athletes.
Now, I was never destined for Olympic greatness. Heck, I wasnโt even the most skilled gymnast on my team. In short, I was no Simone Biles. But despite not having the gasp-inducing difficult skills, I consistently placed in the top 3 in the all around and often won the balance beam competition. And again, this wasnโt because I performed the most difficult tricks. Rather, I choreographed a routine that played to my strengths, namely my flexibility and dance, incorporating interesting moves that still earned a difficulty value without as much risk. As a result, I was consistent in my execution, wobbled and fell less and put up scores on par or surpassing those with much flashier routines. What ever does this have to do with real estate you might ask? In a word: strategy.
Regardless of real estate dynamics or your personal financial capabilities or risk tolerance, there is ALWAYS a way to win in real estate. And, like in sport, it begins with aligning yourself with a REALTOR ยฎ or coach who understands and exploits your strengths while helping to minimize your weakness. To further the analogy, consider your Lender an athletic trainer whose goal it is to understand your financial capability and identify options as well as help repair any issues impacting your credit or ability to qualify.
In real estate itโs not ALWAYS about the highest offer โ just like in gymnastics itโs not always about the most difficult skill. Youโve heard the expression: the whole is greater than the sum of its parts. In a purchase and sale transaction itโs the best combination of price and terms that creates the winning deal. In a highly competitive market this may come with the need to consider risky moves such as waiving the protection of common contingencies. If thatโs not the arena you want to compete in, weโll chart an alternate course for your success such as focusing on homes that have been on the market for a while and not as likely to get into a bidding war.
With interest rates inching downward, those would-be-buyers are starting to come off the bench and enter the competition.
