Most buyers prefer to hire a buyer’s agent, one who owns the full range of duties including confidentiality and loyalty. In a maze of forms, pricing, negotiation, financing, and inspections, it’s in your best interest to work with a trusted advisor who puts your needs and interests first. Buyer's brokers get paid on a commission, based on a percentage of a home’s sales price, which is split between the listing broker and buyer's agent. Fees typically come out of the sellers’ proceeds while buyers generally pay nothing to the agent who represents them.

☑️ Have been employed on a regular basis for the last two years and expect to maintain your employment.

☑️ You have a reliable record of paying your bills.

☑️ Have made your regular, on-time payments? (p.s. even if you’ve struggled with this, there are loan programs out there).

☑️ You have money saved up for down payment and closing costs. Contrary to popular belief, here’s the good news - you don’t need 20%! Many loan programs provide for 10% or even as little as 3% down on the purchase of a home. If you’re a veteran, don’t forget to ask about VA loans!

☑️ You can pay a mortgage each month. Be sure to factor in taxes, insurance and maintenance costs. 

☑️ You’re tired of making someone else’s mortgage payment. Everyone needs a place to live. Would you rather that monthly payment go towards building equity in YOUR portfolio or someone else’s (i.e. your landlord’s?)
