Why Now May Be The Time To Invest in Real Estate

Greetings I hope you are enjoying nature’s spectacular fall fireworks of stunning changing leaves. Along with the seasonal cool down and shift in weather patterns, typically comes a similar shift in our real estate market. This doesn’t seem to be the case -at least not yet- though the majority of prognosticators think that things will eventually cool, citing impending rise of interest rates and the result of supply and demand fueled bidding wars driving rapid pricing gains leaving many buyers out in the cold. Still I continue to field inquiries from clients who wonder whether our area presents good investment opportunities.

The answer to this question really depends on your expectations as well as your goals. Some are focused on the appreciation over time of their asset. Others want to generate cash flow on their real estate investment. And sometimes the goal is a combination of the two. And while I’m neither a tax preparer or financial advisor, there are additional benefits to owning real estate investments including: Mortgage Reduction, Leverage and Tax Advantages. But risk tolerance must also be considered. I believe our healthy economic base will continue to drive demand for housing - whether one needs to purchase or rent.

Job growth and historically low interest rates make the cost of acquisition favorable while the potential appreciation could enable an attractive return on equity. Will we continue to see such huge year over year increases in value? Does remote work/more flexible work arrangements make other areas more attractive? How will proposed zoning changes - allowing multi family dwellings or ADUs – impact available inventory and the potential rental landscape? What will be the downstream impact of Seattle Council’s recent housing ordinances be?
